Bond & Rent Collection

In Australia, the bond collection process is controlled by each state government authority and there are different rules and regulations for each state. 

The bond plays a vital role in providing peace of mind and protection for landlords. 

Typically, 4 weeks rent is held as bond at the beginning of the tenancy.

At DJS we provide bond collection, lodgment and rent collection services offering online payments in conjunction with software applications and can provide valuable up-to-date notifications and reports on payment status and income by individual tenants or all properties.

Maintenance & Repairs

We have secure relationships with reliable contractors who have been working with us for many years. At DJS, we pride ourselves on these relationships with our tradie partners and their prompt response when we need them.  All repairs and maintenance are coordinated with instructions from our landlords.

When a contractor is required, you can rest assured we can quickly source the best person for repairs and emergency work.

These contractors range from: Cleaners, Electricians, Plumbers, Gas fitters, Carpenters, Hydro-cleaners, General Maintenance, Glaziers, Locksmiths and more!

Legal Compliance

Landlords have an obligation to ensure the property meets health and safety laws.  At DJ Stringer we work with our landlords to ensure the property meets the relevant compliance requirements such as:

  • Pest and vermin
  • Mould
  • Smoke alarms
  • Gas safety
  • Windows and balcony safety
  • Swimming pool and spas
  • Locks and security devices
  • Electrical safety

As much as we like to avoid conflict and prefer to resolve issues mutually, there are times when issues are escalated to Tribunal level. When this occurs, we diligently prepare documentation and represent our landlords at Qcat or Ncat.

Property Inspections

It is important to conduct regular routine rental inspections (usually every 3 months) during the term of a tenancy to ensure there is no damage or other issues in the rental property.  Tenants must keep the property in a reasonable state of cleanliness, considering the condition of the property at the start of the tenancy.  At DJS, we respect that someone lives in the property and are mindful of tenant’s rights.  We will issue the compliant entry notices, provide comprehensive condition reports, with photos, address any issues and coordinate any repairs or maintenance as per landlord instructions.

Advertising Screening & Leasing

Once a property becomes available for lease, we undertake prompt advertising, photography and listing and conduct open homes daily.  We undergo rigorous tenant screening including detailed application format with photo  ID requirement, T.I.C.A. database checks, financial assessment with employment and income verification as well as 100 point proof of identity.

Accounting Services

Property Management accounting isn’t your typical business accounting.  There must be accounts for both properties and tenants.  Everything in property management accounting revolves around your chart of accounts. Every transaction is recorded in one of five areas with subcategories under each including everything from rent payments to maintenance costs.  At DJS, our dedicated financial team manage this end-to end process providing our landlords with an accurate end of month statement and EOFY statement.  We even coordinate the prompt payment of your rates and insurances and any other property related expenses.
